Anna Maria

The quiet, low-rise northern anchor of Anna Maria Island, shaped by preservation and history.

Overview

Anna Maria is the northernmost of the three cities on Anna Maria Island, and the one that has held most tightly to its Old Florida character. Height restrictions have kept the skyline low, and the pace of life here is set by the beach, the historic pier, and Pine Avenue's small shops and cafes rather than by large-scale development.

Housing here tends toward classic beach cottages, elevated single-family homes, and a limited number of low-rise condos, with very little large new construction given the city's zoning. That makes inventory a real factor for buyers, and it means sellers are often offering something genuinely distinct rather than one of many similar units. Legacy Real Estate Associates works with both, including owners weighing a primary residence, a second home, or a rental property.

If what you want is a small, walkable beach town with real history and none of the height, Anna Maria is one of the few places on this coast that still delivers it.

Location

Anna Maria occupies the northern tip of Anna Maria Island, a barrier island connected to the mainland by bridge, with the Gulf of Mexico on its west side and Tampa Bay meeting the Gulf at Bean Point on the island's northern point.

Questions

Anna Maria FAQ

What makes Anna Maria different from Holmes Beach or Bradenton Beach?
Anna Maria is the smallest and quietest of the island's three cities, with strict height limits that have kept out condos and larger development. Holmes Beach, in the middle of the island, has more shops, restaurants, and rental activity, while Anna Maria has stayed closer to its original beach-cottage character.
What should I know about flood zones and insurance on the island?
Most of Anna Maria, like the rest of the barrier island, sits in a FEMA flood zone, so flood insurance is a standard and necessary cost of ownership here. Rates and requirements vary by a home's elevation and flood zone designation, so we recommend getting a firm quote as part of due diligence before you close.
Are there restrictions on renting out a home in Anna Maria?
Short-term rental rules on Anna Maria Island are set locally and have been the subject of ongoing regulation at the city and state level in recent years. If you are buying with rental income in mind, we recommend confirming the current rules with the city and your attorney before you are under contract.
Is there any new construction available in Anna Maria?
It is limited. Most activity is individual lot infill or the replacement of an existing home, rather than new subdivisions, given how built-out and tightly zoned the city already is. Available inventory tends to be older homes, some updated and some in original condition.
