Hillsborough County, FL
Sun City Center
Overview
Sun City Center is one of Florida's original large-scale active adult communities, with roots going back to the early 1960s when Del Webb began developing the area. Decades later, it remains built around that same active-adult identity, with golf, clubs, and community-run recreation centers organized around a walkable, golf-cart-friendly town plan.
Most of Sun City Center is age-restricted to residents 55 and older, including the large Kings Point condominium and villa community within it, though some surrounding sections allow all ages. Housing tends toward villas, attached homes, and low-maintenance single-family homes rather than large new-construction lots, and HCA Florida South Shore Hospital sits within the community itself, part of what draws retirees to settle here rather than simply visit.
Legacy Real Estate Associates represents buyers and sellers relocating to or investing in Sun City Center. Age-restriction rules, HOA structures, and Kings Point's condominium documents all require careful review, and we treat that review as a standard part of representing a client here, even though our office is based in Bradenton rather than Hillsborough County.
Location
Sun City Center sits in southern Hillsborough County, just east of US-41 and a short distance inland from Ruskin and Apollo Beach, with Interstate 75 running along its eastern edge. It sits between Ruskin to the west and the Little Manatee River to the south, with a straightforward drive north to Tampa or south into Manatee County and Bradenton.
