Overview

FishHawk, more formally FishHawk Ranch, is a large master-planned community within Lithia in eastern Hillsborough County. Built out in phases since the 1990s, it is organized into distinct villages, including FishHawk Ranch, FishHawk Ranch West, and Starling at FishHawk, connected by an extensive trail network and anchored by amenity centers such as the Park Square Town Center, the Lake House, the Palmetto Club, and the Osprey Club.

The community was designed around conservation land and Fishhawk Creek, with miles of paved trails linking neighborhoods to parks, pools, and Park Square's shops and restaurants. That planning, along with the range of home styles and price points across its villages, has made FishHawk one of the more recognized community names in this part of Hillsborough County.

Location

FishHawk sits within Lithia, in eastern Hillsborough County southeast of Brandon and Valrico, centered along Fishhawk Boulevard and Bell Shoals Road. It is bordered by conservation land and Fishhawk Creek, with a drive of under an hour to downtown Tampa and access to Riverview, Brandon, and the rest of the county's suburban belt to the north and west.

Since Legacy is based in Bradenton, can it really represent me in FishHawk?
Yes. We work with buyers and sellers relocating to or investing in FishHawk as part of our regular Southwest Florida practice, even though our office is in Bradenton rather than Hillsborough County. We coordinate with local inspectors, lenders, and the community's HOA and CDD offices the same way a Hillsborough-based agent would.
What is the difference between FishHawk Ranch, FishHawk Ranch West, and Starling at FishHawk?
These are separate villages within the larger FishHawk community, each built in a different phase with its own amenity access and HOA structure, though all connect to the same trail network. Home age, lot size, and HOA dues can vary meaningfully between villages, so we compare them directly for buyers rather than treating FishHawk as one uniform product.
What are CDD and HOA fees like in FishHawk?
Most of FishHawk carries both a Community Development District assessment, which funds infrastructure and amenities, and separate HOA dues, and both appear on top of standard property taxes. The amounts vary by village and by how much CDD debt remains outstanding, so we pull the current figures for any specific property before a buyer makes an offer.
Is Encore at FishHawk Ranch age-restricted?
Encore is a 55-and-over section within the larger FishHawk community, distinct from the rest of FishHawk, which is open to all ages. Buyers interested in an age-restricted, low-maintenance option should ask about Encore specifically, since the surrounding FishHawk villages do not carry the same restriction.
