New Year, New Home: Setting Your 2026 Real Estate Goals

A practical framework for turning a New Year's resolution to move into an actual plan, from budgeting to building your team.

Start With Your Reason

A new year is a natural point to ask why you want to move in the first place. Maybe your household has outgrown its current space, maybe you are ready to downsize now that the kids are grown, or maybe you have been thinking about a move to Florida for the climate and finally decided this is the year. Whatever the reason, naming it clearly will shape almost every decision that follows, from the neighborhoods you consider to how quickly you need to act.

Get a Clear Picture of Your Finances

Before you start touring homes, it helps to know what you can comfortably spend, not just what a lender says you qualify for. Sit down with a lender early in the process to understand your options, and be honest with yourself about the monthly payment you actually want to carry, including property taxes, insurance, and, if applicable, HOA dues. Getting pre-approved before you begin serious home searching also puts you in a stronger position once you find the right property, since sellers take offers from pre-approved buyers more seriously.

If You Are Selling First, Start With a Valuation

For many people, a 2026 move depends on selling their current home first. If that is your situation, the earliest and most useful step is understanding what your home is realistically worth in today's market. A home valuation gives you a starting point for budgeting your next purchase and deciding when to list your current home relative to your search for a new one.

Define Your Non-Negotiables

It is worth writing down, literally, the handful of things that matter most to you before you start looking. This keeps you from getting swept up in a beautiful kitchen and forgetting that the commute is impossible or the lot is smaller than you wanted.

  • Distance to work, school, or family
  • Indoor space versus outdoor space, including yard size and pool preference
  • Single-family home versus condominium or townhome, and how you feel about HOA rules
  • Flood zone location and insurance considerations, which matter more here than in many other states
  • How much, if any, renovation work you are willing to take on

Think About Timing

Timing matters more than a lot of buyers expect going in. If you have kids, you might prefer to close before the school year starts rather than in the middle of it. If you are relocating from out of state, think about how a Florida summer, including hurricane season, might affect your moving logistics and how comfortable you are touring homes in person during that stretch. And if you are selling and buying at the same time, talk to your agent early about how to sequence the two so you are not stuck carrying two homes, or none, at once.

A good agent, a responsive lender, and a thorough inspector make the difference between a stressful process and a manageable one.
