The way listings get seen has changed a great deal over the past couple of decades, though a few fundamentals have not. Today, a sale usually starts online, long before a buyer ever sets foot inside a house, which changes what genuinely effective marketing looks like for a seller.

Professional photography is no longer optional for a serious listing; it is the first, and sometimes only, chance to make an impression, since most buyers scroll past a listing's photos before they ever read the description. Wide, well-lit, properly edited images, taken after the home has been cleaned and staged rather than before, make the difference between a listing that gets clicked on and one that gets scrolled past. A short video walkthrough or a virtual tour adds another layer for buyers narrowing a list of homes to actually visit in person, especially useful for buyers relocating from out of the area who cannot tour everything on their list.

Once photography and a listing description are ready, distribution matters just as much. An agent who is known and trusted among other local agents, and who communicates a listing's strengths clearly to their peers, brings a layer of marketing that no website or portal fully replaces.
